Photomontages for planning applications

A photomontage shows the proposed building inside an actual photo of its site, so a planning officer, a committee or the neighbours can see exactly how it will sit in the street. We produce before-and-after views for planning applications, appeals and community consultation.

Illustrative or verified?

Most householder and small residential applications only need illustrative photomontages, which is what we produce as standard: the proposal placed accurately into your photos by matching the camera to features in the image.

Larger or sensitive schemes, such as those in conservation areas, near listed buildings or needing a landscape and visual impact assessment, may need verified views (accurate visual representations) produced to the Landscape Institute's technical guidance, using surveyed camera positions. If your planning officer has asked for those, tell us at the quote stage and we will confirm what survey information is needed.

Taking the photos

If you are taking the site photos yourself: shoot at eye level (about 1.6 m), on an overcast or bright day, from where the public would actually see the building, and note where you stood. Include fixed reference points such as kerbs, windows or fences in each frame.

Questions we are asked

Will a photomontage help my planning application?

It shows the planning officer and any objectors what is actually proposed, which removes guesswork. It does not change policy, but it does help a well-designed scheme be judged fairly.

Can you show the view from a neighbour's window?

Yes, if you can supply a photo from that position. These views are often requested where overlooking or loss of light is raised.

Do you produce verified views (AVRs)?

Our standard service is illustrative photomontages. Verified views need surveyed camera positions; ask at the quote stage and we will confirm what is required for your scheme.
